The Benchmark is a quarterly report that reads every invoice a multifamily property paid in the quarter, down to the line item, the SKU, and the product itself. Our own search engine then prices each of those products against the wider market and our strategic suppliers. The report tells you what you paid, what it should have cost, and where to buy it instead.

Every line item, not a sample

Most cost exercises work from budget categories, which is why they keep finding the same nothing. The Benchmark works from the invoices themselves. Every line on every invoice for the quarter is read down to its SKU and identified as an actual product, which is the only level at which a price can be compared to anything.

Priced against the market, not against peers

Each identified product is run through our own search across the open market and our strategic suppliers, looking for the same item at a lower price. The output is a price you can go and pay today, from a source we name. That is a different thing from a benchmark saying comparable properties spend less, which no purchasing manager can act on.

What the report shows you

Two rankings lead it: the twenty items the property bought most often, and the twenty items it spent the most on. Each one shows whether the price paid was the best available price, and where it was not, a link to the better priced item. The gap between the two columns is the quarter's recoverable spend.

What it would have saved, and what it still can

The report closes on two numbers. The first is what the quarter under review would have cost had the better prices been used, which is a settled figure rather than a projection. The second carries that forward: if the strategy holds for the rest of the year, what the property saves against its own historical spending rate.
